ESEA prepared the biodiversity assessments for an approximately 200 lot subdivision at Advance Street, Schofields, and supported the development through Land and Environment Court proceedings, where the case was successfully defended without a reduction in subdivision yield.

What constrained the site?

The land is affected by Cumberland Plain Woodland, biodiversity-certified and non-certified land, Biodiversity Values Mapping, and Council regional detention basin and DCP masterplanning constraints.

What ESEA did

Alongside the biodiversity reports, ESEA prepared the Vegetation Management Plan and the nest box compensation works, and supported the development through the Land and Environment Court proceedings.

Key dates

  • Nest box installation certification: February 2026

A larger site with the same mix of certified and non-certified land is Richards Precinct, Riverstone West. For current offset costs, see biodiversity offset charges in NSW from 1 October 2026.
